A landing valve is the fire brigade outlet on each floor of a building riser. When firefighters arrive, they connect their hose to the landing valve instead of laying hose up the stairs, so the valve has to open quickly, seal reliably and match the couplings used by the local fire service. In Muscat and across Oman, landing valves appear in almost every tower, hotel, hospital, mall and warehouse project, and they are usually specified together with hydrants, hose reels and riser equipment. This guide explains the types of landing valve, the standards behind them and the details a contractor should confirm before ordering.
What a Landing Valve Does
A landing valve is a globe-pattern hydrant valve fitted to a wet or dry riser at each landing. Its inlet connects to the riser pipe and its outlet carries a 2½ inch instantaneous coupling for the fire service hose. A hand wheel opens and closes the valve, and a blank cap with a chain protects the outlet when it is not in use. Most specifications in Oman follow the British Standard BS 5041, which covers landing valves for wet risers (Part 1) and for dry risers (Part 2), with breeching inlets and cabinets in the later parts of the same standard.
Because the valve is used rarely but must work at once, quality matters more than price: a body that leaks, a stiff spindle or a coupling that does not lock properly will only be discovered during an inspection or, worse, an emergency.
Types of Landing Valve
| Type | Description | Where it is used |
|---|---|---|
| Oblique landing valve | Outlet set at an angle (usually about 45°) to the inlet, so the hose hangs down without kinking | The most common choice in riser cabinets and stair cores |
| Right-angle (horizontal) landing valve | Outlet at 90° to the inlet | Where the cabinet layout or wall position needs a straight horizontal outlet |
| Flanged inlet | Bolted to a flange on the riser branch (PN16 drilling is typical) | Larger projects, wet risers and wherever a bolted joint is specified |
| Threaded inlet | Screwed onto a 2½ inch BSP threaded branch | Dry risers and smaller installations |
| Pressure-regulating landing valve | Includes a mechanism that limits the outlet pressure | High wet risers where the pump pressure at lower floors would be too high for the hose |
Seven Star LLC supplies NAFFCO landing valves in the most requested versions: the NAFFCO NDR 098 oblique landing valve with flanged inlet, the NAFFCO NDR 097 oblique landing valve with threaded inlet, both built to BS 5041, and the NAFFCO NDRF 096 FM Approved oblique landing valve for projects whose specification calls for FM approval.
Wet Riser vs Dry Riser Landing Valves
In a dry riser, the pipe is normally empty. The fire service pumps water into it through a breeching inlet at ground level, and the landing valves on each floor are opened as needed. In a wet riser, the pipe is permanently filled with water and pressurised by fire pumps and tanks, which is required in taller buildings because a fire engine cannot pump high enough on its own.
The difference affects the valve you order. Wet riser landing valves are under constant pressure, so the body, seat and gland must be rated for the system pressure, and pressure-regulating versions may be needed on lower floors. Dry riser landing valves only see pressure during use, but they must still drain and seal properly. Always confirm with the consultant whether the valve is for a wet or dry system and which part of BS 5041 applies.
Standards and Approvals to Check
- BS 5041 Part 1: landing valves for wet risers.
- BS 5041 Part 2: landing valves for dry risers.
- BS 5041 Part 3: inlet breechings for dry riser inlets.
- BS 336: the instantaneous hose coupling on the valve outlet.
- FM Approval or UL Listing: required by some specifications, especially for international owners, oil and gas clients and insured facilities.
- Local fire authority acceptance: fire protection designs in Oman are reviewed by the Civil Defence authority, so confirm with the consultant which approvals and certificates are required for your project.
If a specification follows NFPA 14 instead of British Standards, it will usually call for hose valves with a different outlet thread. Check this early, because a valve with the wrong outlet cannot be used with the local fire service equipment.
Materials and Construction
Landing valves are normally made of gunmetal or brass for the body and bonnet, with a bronze or brass spindle and a resilient seat washer. The finish is often polished brass or red painted to suit the cabinet. For coastal and humid sites, which are common in Oman, ask for corrosion-resistant materials and check the hand wheel, chain and cap as well as the body, because these small parts are the first to corrode.
Equipment Usually Ordered with Landing Valves
A riser package rarely stops at the landing valve. Contractors usually order the rest of the fire fighting equipment at the same time, so the brands and approvals match across the project:
| Item | Example from our range |
|---|---|
| Fire hydrant | NAFFCO 150-NFH dry type pillar fire hydrant, 6 inch inlet |
| Fire hose reel | NAFFCO NFH-040A fixed automatic fire hose reel |
| Deluge valve | Minimax FSX deluge valve set, Weflo Fig. 9266 UL listed deluge valve, Reliable DDX deluge valve |
| Butterfly valve for fire lines | Victaulic FireLock Series 705 supervised butterfly valve |
| Fire extinguishers | NAFFCO NP series UL listed ABC dry powder extinguishers |
| Sprinklers for warehouses | Viking VK500 K14 ESFR pendent sprinkler and the rest of the Viking ESFR range |
You can see the full range in our fire fighting equipment category and on the NAFFCO brand page.
Common Mistakes When Ordering Landing Valves
- Ordering an oblique valve when the cabinet drawing shows a right-angle outlet, or the other way round.
- Mixing flanged and threaded inlets, or ordering the wrong flange drilling for the riser branch.
- Not stating whether the valve is for a wet or dry riser, so the wrong BS 5041 part is supplied.
- Forgetting pressure-regulating valves on the lower floors of a high wet riser.
- Missing the approval required by the specification (BS kitemark, FM or UL) until the submittal is rejected.
- Ordering valves without the blank cap and chain, or without matching cabinets.

Frequently asked questions
What is a landing valve?
A landing valve is a fire brigade outlet valve fitted to a wet or dry riser on each floor of a building. Firefighters connect their hose to its 2.5 inch instantaneous outlet instead of running hose up the stairs.
What is the difference between an oblique and a right-angle landing valve?
An oblique landing valve has its outlet at an angle, usually about 45 degrees, so the hose hangs down without kinking. A right-angle landing valve has its outlet at 90 degrees to the inlet and is used where the cabinet layout needs a horizontal outlet.
Which standard covers landing valves?
Most projects in Oman specify BS 5041. Part 1 covers landing valves for wet risers and Part 2 covers landing valves for dry risers. Some specifications also ask for FM Approval or UL Listing.
What is the difference between a wet riser and a dry riser landing valve?
A wet riser is always full of water under pump pressure, so its landing valves must be rated for constant pressure and may need pressure regulation. A dry riser is empty until the fire service pumps water into it through a breeching inlet.
Do you supply FM approved landing valves?
Yes. Seven Star LLC supplies the NAFFCO NDRF 096 FM Approved oblique landing valve, as well as BS 5041 landing valves with flanged or threaded inlets.
Where can I buy landing valves in Muscat or Oman?
